Inspection Scope

Civil & Structural Finish

  • Wall surface finish: cracks, uneven plaster, hollowness
  • Wall alignment and plumb
  • Beam/column finish: honeycombing, exposed rebar
  • Floor level across rooms and drainage slope
  • Ceiling finish: cracks, sagging, uneven paint
  • Staircase, terrace, roof, and external wall finish

Tile & Flooring

  • Tile lippage and uneven edges

Seepage & Waterproofing

  • Moisture meter readings for walls and ceiling

Electrical

  • Power sockets, light points, polarity, and earthing
  • DB panel labels, MCBs, ELCB, and circuit checks

  • Conduit quality, switch plate alignment, gaps, and loose fittings

Plumbing & Sanitary

  • Water pressure for taps, hot water supply, and drain flow
  • WC flush, basin, shower, overhead flow, and pressure
  • Pipe fittings, manhole covers, and under-counter joints
  • Visible leaks, loose joints, and drainage access

Doors & Windows

  • Main entrance and internal door alignment, closing, locks, and latches
  • Door frame gaps and visible daylight at frame edges
  • Window alignment, sliding/casement operation, grills, and mesh
  • Window sealing, balcony door tracks, locks, and ventilation openings

Kitchen

  • Platform level, cracks, finish, and sink sealing
  • Kitchen drain slope toward sink
  • Cabinet alignment and hinges where provided
  • Chimney/exhaust point, dado tiles, and gas pipeline point

Bathrooms

  • Dado tile hollowness, cracks, and grout gaps
  • Bathroom floor slope toward drain
  • Mirror, fixture, door, exhaust point, and towel rod fitment
  • Toilet seat stability and correct fitment

Paintwork & Finishing

  • Internal and external paint uniformity
  • Wall corners, ceiling paint, stains, and roller marks
  • Balcony paint/texture and weather sealing
  • Sealants at wall-floor junctions

Common Areas & External

  • Lift lobby walls, flooring, and ceiling
  • Staircase handrails and common passage lighting
  • Parking marking, drainage, gate, and intercom
  • Overhead water tank access and compound wall finish
